Community Updates

As Spring approaches and our community’s age is reaching 15+ years, some of our homes are in need of cleaning and painting. The HOA will be inspecting house paint conditions in the next couple of months. If your paint is cracked, faded or stained you may receive a notice to repaint and/or clean if it is a mold problem. We know it may be difficult to find painters in a timely manner so in the event you receive a notice from the HOA and can’t meet the stated deadline, please contact First Service Residential via email and we will work with you on the painter’s time schedule. We realize that most our neighbors make every effort to keep their properties clean and well maintained. It helps all of us to keep our property values up and our community to a higher standard and a place where all of us want to raise our families.


Garbage Can and Screening Update

The 2024 Rules and Regulations posted here under Community Docs are designed to clarify the contents of our Community Declaration of Covenants. Specifically, there has been one area of concern to our residents that the Board will begin enforcing beginning August 1, 2024. The concern is garbage cans not being screened and/or placed out of sight of the public roadways. The covenants and rules and regs state:

“Trash receptacles if kept outside, must be concealed from view from the street by landscaping shrubbery or lattice screening that is approved through the ARB process. Otherwise, trash receptacles must be kept in the garage or out of view from the front facing street, but at no time shall cars or vehicles be used to hide trash receptacles from the view from the street.”

To stay in compliance, please follow the examples below of acceptable screening and unacceptable. If you have any questions, please feel free to contact First Service Residential with any questions. Again, we will start the enforcement after August 1st to give everyone the opportunity to comply with the documents. The most inexpensive way to remain in compliance is to store the receptables in the garage or behind an existing fence. If you are constructing a new lattice fence, please submit your request to the ARC Committee as soon as possible. The Board appreciates the time and consideration that each of you give in making our community a clean, organized place to call home.

Any time you make an exterior alteration to your property, you must submit an Architectural Change Request Application to the management company PRIOR TO making scheduling the installation. These requests are reviewed by our volunteer ACC Committee and/or Board members for approval or denial. ALL changes must be requested prior to work being scheduled and completed, since there may be issues or reasons the installation cannot be made. Examples would include restrictions by Hillsborough County codes, insurance restrictions, etc., that individual homeowners may not be aware of on their property. Your volunteer Architectural Change Committee (ACC) members work as quickly as possible to review and approve all requests. In South Fork III, many requests can be approved within 1-2 weeks. Some requests may take longer and homeowners should submit requests 30-days ahead of any planned projects to give adequate time to review your request.

FirstService Residential performs drive-through inspections in our community. Any maintenance issues that appear to need attention are noted and a letter may be sent to the homeowner informing them of the problem(s). It is up to each homeowner to quickly correct the problem, or contact FirstService Residential with an approximate date of when the problem will be corrected (for example, your lawn has large dead patches and you intend to re-sod within 60-days). In the event the violation is not corrected by the deadline provided on the initial notice, or an extension for correction is not confirmed by the Association, Homeowners will receive a second letter from the Association’s attorney. In the event violations remain unresolved after this notice Homeowners will receive a final letter from the Association’s attorney which may lead to subsequent fining by the Board and Fining Committee. All homeowners are encouraged to maintain their property in South Fork III, which enhances the overall property value of individual homes and the community in general.

The management company will either review the complaint on their next inspection or ask board members to verify the problem before sending a letter to the homeowner.
